Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: No. Your security deposit is equal to one month’s rent but will never serve as your first or last month’s rent payment.
Q: How old do you have to be to apply?
A: 18 years old.
Q: Is the deposit refundable?
A: Yes, if the property is returned in the condition it is delivered.
Q: You have a property I want to rent. How do I apply?
A: Fill out the application here on our website, and then reach out to schedule a walk through with us. We can’t rent it to you if you haven’t seen the place first. Then we’ll collect Earnest Money from you in the amount of one month’s rent, which will reserve the property for you. Once you move in, that money becomes your security deposit.
Q: How do I pay rent?
A: Tenants pay rent conveniently through this website, via the Tenant Portal.
Q: I want to get a pet. What do I do?
A: If the owner is open to pets, we will execute a Pet Exhibit form and add it to the lease. Pets would need to be vaccinated and on flea medications, and a non refundable pet fee of $250 would be collected at lease commencement.
Q: Who is responsible for paying for repairs & maintenance requests?
A: Tenants provide written maintenance requests through this website or with the property manager. If it is damage caused by the tenant, the tenant is responsible for payment. If it is a problem with the structure or systems of the property, the owner pays.
